Steps in the Home Buying Process

Get pre-approved for a mortgage
First step to making your dreams of Homeownership come true is getting pre-approved. With 25 years of experience we have perfected the pre-approval process. We start with an application. Based on your information you will be asked to provide certain documents for review. Once your file has been thoroughly reviewed and is approved, you will be issued the Brown Mortgage stamp of approval!

Find a realtor
Once we have issued you a pre-approval it's time to find the best Realtor for you. We work with over 20 Realtors and can help make a connection. If you are working with a Realtor then you are ready for the next step. If you have questions on how to choose the right Realtor, feel free to reach out to us anytime. Search for homes
Once pre-approved and found the Realtor for you, it's time to shop. Finding the right home is extremely important. Whether you live in the home or it's going to be a rental property, you must be happy with your purchase. We advise you to take your time. This is the biggest investment of your life. Choose wisely!

Make an offer
Once you have found the property that best suits your needs, it's time to submit your offer. Your Realtor will start negotiations with the Listing Agent and provide your pre-approval letter. Oftentimes the Listing Agent will contact the Loan officer on the Pre-Approval letter. This is when we explain our in depth pre-approval process to provide great insights to the Listing Agent so they feel comfortable that your loan will be fast, easy and pain free!

Under Contract
Once under contract the magic begins. Give us a call and provide us with the good news. Our only ask is that once you are under contract, you provide us with the Homeowner Insurance Quote that you have received from the company that you will be using within the first 48 hours. The rest is on us. We will get your loan with one of our 200 plus lenders, order your appraisal and send you your initial set of loan documents. Don't worry, giving you too many steps at one time is confusing. We will walk you through the process one step at a time.
